House Rules
1. CHECK-IN/CHECK-OUT: Check-ins are 4:00 pm and check-outs are 10:00 am. If there are extenuating circumstances that require an exception to these times, we will do our best to accommodate but cannot guarantee approval. Please notify us of any issues you have with the home within the first hour of checking in or immediately upon incident.

2. MAX OCCUPANCY: There is a maximum six (6) person overnight occupancy.. Please make sure to account for all adults and children, including infants, in your guest count. The person making this reservation is responsible for the behavior of all guests. Please have all guests review and agree to these House Rules prior to booking.

3. PETS: One dog per stay is allowed, disclosed at time of booking and subject to pet fee, provided that the dog is under 40 pounds and is housebroken. We ask that the dog always be supervised in the home, not left unattended (except in a pet crate) and not allowed on beds or other furniture. Cats are not allowed under any circumstances.

4. PARKING: Up to two passenger cars, pickup trucks, or SUVs are allowed at the property - No recreational vehicles (RV) or trailers are allowed at any time. Vehicles must be parked on the driveway. On-street parking is not allowed.

5. MONITORING: There is a doorbell camera on the exterior of the home for security purposes. There are no cameras inside the home.

6. SMOKING: Absolutely no smoking or vaping is allowed inside the home. There will be a $500 fine for violations.

7. SCENIC POND: Swimming is not allowed in the pond behind the townhome. Please do not allow children near the pond.

8. QUIET HOURS: Even though the home is very private, voices can carry to our neighbors’ homes, so we ask that quiet hours be respected. Please no loud music or voices after 9:00 pm or before 8:00 am. Parties are absolutely not allowed at our home, and violation of this rule may result in immediate termination of the reservation with no refund.

9. RENTAL AGREEMENT: Guest agrees to e-sign the rental agreement prior to booking confirmation. The rental agreement will be sent via email after the booking is requested.

Payment Policy
An initial payment of 20% of the total booking amount is due upon booking, with full payment due no later than 30 days before check-in.
Cancellation Policy
Full refund for cancellations up to 30 days before check-in. If booked fewer than 30 days before check-in, full refund for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, 50% refund up to 7 days before check-in. No refund within 7 days of check-in.
